"Quality conveyancing services at reasonable costs, without cutting corners"
Common conveyancing pitfalls and a few reasons why it important to choose an experienced property lawyer or conveyancer
Conveyancing Services
Buying Property
Before you enter into a legally binding contract to purchase property, we strongly recommend that you contact us to obtain independent legal advice.
The caveat emptor is “buyer beware” and it is the purchaser’s responsibility to conduct checks before signing. Contact us before you sign and make an informed decision.
Selling Property
If you are seeking to sell your property, the selling agent will request a Section 32 Vendor’s Statement from your acting property lawyer or conveyancer.
It is important that you comply with the disclosure requirements in the Section 32 and do not breach the provisions of the Sale of Land Act 1962.
Transfer of Property
When you transfer your property to a family member or related party, stamp duty is payable unless an exemption or concession applies.
We can assist you with the stamp duty calculations, liaise with your lender and advise you of any other legal requirements.
Off The Plan “house & land"
Before you purchase off-the-plan, you should be aware that delays beyond the developer’s control may postpone the anticipated completion date.
We can review the proposed contract, advise you of your rights and obligations as well as the sunset date in which the vendor is required to register separate a title.
Deceased Estate
When a sole property owner passes away, the Executor in the Will needs to obtain a Grant of Probate in order to manage the Estate property.
We can assist you with the transmission application in order to transfer the property to the Legal personal representative and deal with the mortgagee, where applicable.
Subdivision
A subdivision is the division of a parcel of land into two or more smaller lots, which can be sold separately.
Before you proceed with a land subdivision, you should be aware of the associated costs and seek financial advice in relation to the taxation implications.

We offer reasonable fixed legal fees for property transfers. Our Cost Disclosure sets out the attendances which form part of a standard conveyancing transaction (i.e. there is no additional charge to prepare a Section 27 Statement for early deposit release on a sale transaction or the preparation of nomination forms for a joint or substitute purchaser).
We are a registered for PEXA property exchange and will conduct your property settlement via the online platform (which is mandatory for most conveyancing transactions in Victoria, unless an exemption applies).
We operate our own law practice Trust Account in accordance with the Legal Profession Uniform Law. Prior to settlement, you can transfer settlement funds in our Law Practice Trust Account, rather than a third party PEXA source account.
